IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.
➤ This is a two unit home with tenants living in the basement unit. You are renting the upper unit only.
➤ There is NO living room.
➤ Please note that access to the mailbox or mailbox key will not be available for bookings that are shorter than 3 months.
➜ There are tenants downstairs in unit #1 & in the basement.
➜ The front entrance hallway is shared with the other tenants.
➤ Guests will have access to the 2 bedrooms, kitchen, and bathroom. The exception would be the backyard and basement. Please, make yourself at home!
➤ We have Security cameras around the property for our guests and property safety purposes. These cameras are actively recording images.

This location is in the Cabbagetown South neighbourhood in Toronto. Nearby parks include Allan Gardens and Winchester Square Park. Restaurants, bars and coffee shops are just a 5-minute walk away!
This location is a Walker’s Paradise so daily errands do not require a car.
➤ My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.
➤ There is NO PARKING included. Temporary street parking is accessible (must apply and purchase a permit and this will be the guests' responsibility)
➤ Friendly reminder: There are a few homeless shelters in the vicinity, and as a result, many homeless persons can be seen wandering the streets close by.
➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

1. There is no front desk as this is a house property. Please contact me via Airbnb messenger for any questions.
2. Smoking of any kind is strictly prohibited on the property, including the balcony if there is one. ($400 fine for smoke odor removal)
3. Please be cautious of noise, especially after 9 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for the next guests.
6. Please note that check-out time is by 11 am and keys must be placed as instructed. I often accommodate late check-outs if I know in advance, but last-minute changes may result in a $50 charge per each additional half-hour stay.
7. All bookings require the Primary guest's photo ID and the complete names of the guests above 18 years of age.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
