Please note by reserving this vacation rental Guest acknowledges and agrees to the following:
~On Beach Time Vacation Rentals requires Guest ID verification (all guests over 18 years of age), security deposit authorization and short-term agreement with e-signature, for access to the property. Email for signature will be sent from On Beach Time Vacation Rentals, and is required to be completed for access to the home. Guest registration with ID's is required for onsite parking (1 parking spot per unit-vehicle information required). ID verifications are required for all guests over 18 years of age, no later than 7 days prior to a stay.
~All reservations will only be confirmed once the above is completed with all guest information. Thanks for your understanding!
~Airbnb and VRBO collect their booking fee from the guest, and from the host, we cannot modify the fee they charge
~ Direct Bookings, no cc processing fee IF payment is made via check or ACH payment.
~Vrbo "admin fee", is the cc processing fee.
`Bookings within 24 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**
~Violations of the Short-Term Agreement will result in forfeiture of deposit, immediate termination of stay with no refunds for unused time and may be subject to additional fees related to the violation.

~1 dog max. Immunizations are required to be current and submitted with a health check up (dated within 30 days of arrival). Dogs are required to be leashed at all times while on the property. Dog owner is required to clean up after their dog and dispose of all feces in a bag, in the dumpster on property. NO piddle pads are permitted.
~Guests are responsible for all damage occurring on the premises during their stay. Smoking, unauthorized events, filming and illegal activity or violations of the short-term agreement, will result in an automatic forfeit of deposit. Any additional damages are payable within 24 hours. Guest releases On Beach Time Vacation Rentals and its associates of all liability and ensures that they are covered by their own health/accident insurance.
~No postal mail may be received at this vacation rental
~Riverview Palms has weekly pool service, and lawn service, and, monthly pest control services. You may see these vendors on site during your stay. Inside access is required for 5-10 minutes, for pest control services [ON or AROUND the 3rd TUESDAY of EACH Month]. If scheduled during your dates of stay, notice will be provided a day in advance; guests do not need to be present.
